We’re Cohabs, and we’re on the lookout for a wildly charismatic Operations Manager to help us expand our co-living community in Washington D.C.

What you’ll be doing:

🚀 Asset Acquisition:

• Support our Acquisition teams and work closely with the Director of Acquisition and Finance in the U.S.

• Take on site tours with brokers, general contractors, and development partners.

• Gather all the juicy details needed to build business plans and investment memos.

• Verify building measurements, site conditions—dot the i’s and cross the t’s!

🛠️ Project Management:

• Help our HQ project teams (Space, Concept, Procurement, Project Management) keep things moving forward.

• Work hand-in-hand with local consultants and contractors.

• Be our eyes on the ground with weekly site visits and construction quality control.

• Track project budgets and schedules like a boss, reporting to our Managing Director U.S. and Project Director.

• Own the final stages of house openings—coordinate deliveries, installations, and all the finishing touches.

💡 Customer Experience:

• Be the heart of our D.C. community—your friendly face will be the main point of contact for day-to-day operations!

• Support our New York teams in community and property management.

• Source and manage local talent for maintenance and cleaning.

• Help organize monthly brunches and groceries for members. Yum!

• Drive local marketing initiatives, B2B partnerships, social media, and PR.

• Throw awesome events for our members and help manage leasing processes.

📊 Reporting:

• Share responsibility for D.C.’s local P&L with our U.S. department heads.

• Keep KPIs in check:

  • Physical occupancy rate at 96.5%

  • Customer acquisition cost below $300

  • Market NPS above 60

  • No more than a 3% budget overrun or 45-day timeline overrun on all D.C. projects

• Help us open 250 new rooms by 2026!

What we’re looking for:

• A wildly charismatic and magnanimous spirit (seriously, we want you to shine!).

• A sense of humor, excellent judgment, tough skin, and just enough ego—but not too much!

• 3-5 years of Operations Management experience.

• Fluent in Spanish? Huge plus!

• Willingness to work like crazy and have a blast doing it.
